Timeshare Refunds More Common Than You Think

Most timeshare resorts will refund a member if it means stopping lots of bad publicity and a nasty lawsuit that will make public, their dirty little secrets.
They don't want you to know this, and will make you sign a "gag" agreement not to disclose any settlement. And they will sue you if you break the agreement.

  1. I am an owner with 155, 00 points and can only use my points every other year. My maintenance fees have steadily increased over the years and now I'm paying over $700.00 per year. I am ready to unload this elephant in my room. Any advice?

We purchased the "Pathways" program through Wyndham and were assured that if we ever needed to get out from under the maintenance fees they would buy it back for 20% of what we paid for all of our points. We have contacted them, and of course they don't need any more inventory in Myrtle Beach. Which is ironic since when we purchased they said were getting the last available timeshare in Myrtle Beach, the area was really buzzing. Anything we can do to get at least a small amount back from them..Thanks for any help you can offer.

    1. Wyndham sales people use the buy back line at almost every presentation. I have hundreds of documented complaints where owners were told this.     2. Overview - Oct. 2014, Branson MO. After over 5 hours we were persuaded to purchase 105,000 points for $16,000. They answered every objection we had and repeatedly promised that after 5 years they would buy it back at 20% of what we paid. The "clincher" was that using their code at any participating chain, we could get 10-20% off and all immediate family members could use it too. We are ranchers and make large purchases at Home Depot and Tractor Supply. The salesman [Billy Mattison] checked and said they were on the list, as well as our only grocery store, Brookshire's. We were so embarrassed when we tried to use our "perks card" at those places and found the promise was bogus. We were not told that to roll over our points, we had to do it BEFORE the use year started and for a fee. The salesman who promised to be our "training wheels" for 2 years "disappeared" after we emailed pressing him to explain those "perks."

      Sept. 2015, San Antonio Riverside Suites - We took our first vacation and attended an obligatory breakfast. We asked about the perks and sales consultant Michael Fanuzzi took us to his office to "explain." We said we planned to sell back after 5 years because of false promises. He said the "buy back program has been discontinued." He befuddled us with other questions, like "What club did you join? Did you attend a workshop?" He kept saying there was no way out, lawyers are a scam, but he could help us stabilize the escalating maintenance fees by buying into another program for $23,000. After 8 grueling hours with no lunch, he convinced us that we had no other option to save our children from inheriting the mounting fees - and we relented and bought, under great duress.

      The stress in unbearable. Our kids are irate. We have lodged a complaint with Better Business Bureau and a Mr. Sam Kurt, "Sr. Case Specialist", is to contact us within 48 business hours. We need to know what options we have. We want our money back since it was sold on a lie, and the second one too and under duress. Please help!

  5. We Purchased 154,000 points for Wyndham and were promised that the points don't expire, but will accumilate and we could use the RCI program and get the vacations for 35,000 points. We just learned that the points do expire, and to extend them we have to pay a FEE...and we can't use only 35,000 points for the same room put have to use over 116,000 points. On top of that the vacations that we want and rooms are not available, even with the "silver" status they gave us for 2 years. This is just the tip of the Ice berg of lies they sold us. I'm ready and looking to sue and get my money back... Need help.
    The whole idea of the amount of points was for 4 Vacations with RCI per year.

  6. We were talked into converting our week to points in Exploria Resorts Summer Bay Orlando only to find out that we are getting much less and paying much more. They lied to us during presentation. How do we prove it and fight it?

    1. I have been gathering research for years. And when it contains hundreds of owners who are telling the same story about the lies they were told. It makes it hard for them to say you are the one lying.

    I believe that I am a victim of a timeshare scam from Exploria in Florida last year. What are my options to get a refund as I have not used the timeshare since all the promises are not being kept, in addition to the unbelievable charges which were not discussed during the sales speech.
    My situation in summary:
    My father and my mother purchased a timeshare several years ago with SummerBay resort. However my family never used it because a few years later my father died (2009). Even after notifying SummerBay resort that my father passed my mother continued receiving bills and harassing phone calls to pay maintenance bills which accumulated. To resolve this issue we decided to go to SummerBay in person to better understand and discuss the issue, and my mother’s options to get out of the contract. After paying the accumulated maintenance balance (about$ 3000), they told us even though my father died, to relieve the burden from my mother, the only option is for the new generation to take it over. Even after telling them many times we were not interested, they managed to convince us with promises based on the new system (Exploria) which would make the investment worth it. So we ended up paying $14000 more to release my mother from the burden in 2015, but for a new burden on my brother and myself. After a month of making the decision, we tried to use the system to see how we could start enjoying the timeshare; however the online system needed for us to figure out what the options were, was still not accessible. Furthermore, while they made us believe that the fees would be the same as we had in the past (based on the system my father had), they promised us that we would not have to pay any fees for the first year or any year if we do not use the timeshare. Yet, 2016 arrives and all of a sudden I get a call to ask for payment for the fees. And when the fees were communicated to me they were way higher than what we were told during the sales speech. When I asked about the option to use our points to pay for the fees they told me that this was no longer possible. Therefore, now I just realized that they really managed to scam us. And after doing some research online, I recently realized that the contract with my mother should have been able to be dissolved in the firsts place due to my father’s death. Therefore, I would like to take steps to get reimbursed for all the payments we have made to SummerBay/Exploria.
    Please any help would be greatly appreciated.

  8. I also purchased the 154,000 points but I was promised unlimited weeks at a price of $199 - $299 a week for as many as I want. As I am looking to stay south for 3 months this was a great plan. However now that I am trying to book, these prices do not exist, and I can only stay for 2 weeks not 3 months, even though I asked them 5 - 8 times during the sales pitch "I can have as many weeks as I want for $199 - $299" the answer was always YES you can. I want out of this fraudulent contract and I do not want to make any more payments. Help me, what can I do
